Inventory Report 

Also referred to as a schedule of condition or make is a record of a property's condition at the start of a tenancy. 
 
An independent, clerk will produce a detailed, photographic report, containing a record of all the rooms, fittings and furnishings (if relevant) in the property, and their condition.

Check In 

An Inventory Clerk meets with the tenant to go through the inventory report before the move in. 
 
The purpose is to establish a baseline of the property's condition, ensure both that tenants and landlords are in agreement regarding the property's state, and address any pre-existing maintenance issues or concerns before the tenant moves in. It helps protect both the landlord and the tenant by providing an inventory report of the property's condition at the start of the tenancy.

WHAT WE DO 

Check Out Report 

It is a detailed inspection of the property's condition at the end of the tenancy and compares it to the inventory report from the start of the tenancy. 
 
The purpose is to identify any damages or changes beyond normal wear and tear, determine the tenant's responsibility for repairs or cleaning, and facilitate the return of the tenant’s deposit.

Mid-term inspections 

Is a visit conducted during a tenancy to inspect the property's condition, address maintenance needs, and ensure there is no tenancy agreement breach.
