What is the difference between inventory and check-in?  
Inventory reports do not include smoke alarms testing, key details or meter readings. However, it is a legal requirement for the landlord to document this information. To ensure that all information is in one please most clients choose a full inventory check in report. This will ease the comparison to the check out at the end of the tenancy. 
 
Does the tenant have to be present for the check out or check in? 
 
No. We regularly conduct inventory check ins and check outs without the tenants being present. All parties have the opportunity to add their comments up to 7 days after they receive the report with any additional information or photos. 
How do I make a booking? 
There are multiple ways to make a booking with us:

- If you have a client portal with us, you simply log into your portal and complete a booking there 
What information do you need to confirm a booking? 
We will require the following information to confirm a booking: 
 
- Report type required (ie check in or check out) 
 
- Date the inspection is required on 
 
- Full property address with post code 
 
- Number of bedrooms 
 
- If furnished, is it heavily furnished (ie bedding, crockery are included)? 
 
- Access details and where keys should be left 
 
- Meter location if known 
Do you meet tenants? 
Yes. Not only that, we are happy to arrange the date and time directly with them to remove the hassle from you. If we make the arrangements with the tenants directly, we will send you a confirmation of the finalised date and time. 
Can you do last minute bookings? 
Yes. Please note, in busy times we may not have the exact time you require available. 
Can you do a check out if someone else has done the inventory check in? 
Yes. However, we will need a copy of the original inventory report before we attend the check out. If the inventory report cannot be located we will conduct an Check Out Schedule of Condition. However, this report will not suggest any actions or liabilities to the tenant or landlord. This is because the inventory clerk would not be able to compare the condition of the property to that of the start of the tenancy.
